Your Housing Group completes development of 216 affordable homes in Openshaw

Edgefield Green site includes six research and development units aimed at reducing energy costs for residents

Your Housing Group welcomed a delegation from Homes England and Manchester City Council to celebrate the completion of a 216-home development, transforming a former brownfield site at Edgefield Green in Openshaw into a vibrant new community.

Offering homes across Rent to Buy, shared ownership, affordable rent, and social rent tenures, Edgefield Green provides high-quality, affordable housing for a wide range of residents.

The £33.1 million development was delivered with the support of a £9.03 million grant from Homes England and includes a diverse mix of affordable housing options, with six of the new homes powered by cutting-edge energy-efficient technologies with the aim of reducing energy costs for residents. This includes the use of air source heat pumps, mechanical ventilation with heat recovery (MVHR), solar panels with battery storage, and wastewater heat recovery systems. These houses will have their energy costs monitored and will help inform future decisions about how to make homes more carbon neutral.

A delegation from Your Housing Group, including Group Chair Mike Gaskell, were joined by guests from Homes England, Manchester City Council, Lovell Partnerships and CPC Project Services. The quality of the new homes was summed up by one of the residents who said, “you’ve given us our forever home, thank you so much!”

Lorraine Donnelly, Executive Director of Asset and Development at Your Housing Group, said:

“It’s been great to come back to Edgefield Green and see it completed. Speaking to the residents, you get a real sense of the community which is taking shape here and it’s an amazing transformation from what this site was just a few years ago. I’d like to thank our partners for their hard work to deliver a development that’s not only affordable and high-quality, but also future-focused.”

Cllr Gavin White, Executive Member for Housing and Development at Manchester City Council, said:

“It was good to visit the recently completed Edgefield Green housing development in Openshaw with our key partner Your Housing Group – these 216 affordable homes on a former brownfield site are a fantastic investment for this community in East Manchester. We know how important it is to get a wide range and size of homes, and a variety

of affordable tenures from social rent to low-cost home ownership that this new housing development has truly delivered.

“It was a great pleasure to meet the new tenants and families who have moved into their new homes and hear how positive they have already found it to be living at Edgefield Green. All these new homes are a vital part of our delivery of our housing strategy in Manchester to see 10,000 new social, council and genuinely affordable homes built by 2032.”

Kate Collins, Head of Affordable Housing Delivery at Homes England, said:

“As the Government’s housing and regeneration agency, one of our key objectives is to increase the supply of high quality, affordable homes. We’re committed to supporting partners of all sizes to help them realise their ambitions and deliver the homes communities need.

“Edgefield Green is a strong example of how we collaborate with organisations like Your Housing Group through the Shared Ownership and Affordable Homes Programme to create much needed, mixed tenure communities that people are proud to call home.”

Tahreen Shad, partnerships director for Lovell in the North West, said:

“We are proud to have supported the transformation of this East Manchester brownfield site into a community of more than 200 affordable homes, helping to meet regional demand. Meeting some of the new residents to hear the positive impact the development has made on their lives was such a privilege and reminds us why our work is so important. With sustainability at the core of Edgefield Green, the scheme is a fantastic example of how strategic partnerships such as this can make a tangible difference in our North West cities and we look forward to continuing this work into the future.”

Anthony Tarr, Partner at CPC Project Services Limited said:

“CPC Project Services have been proud to support the delivery of this important scheme in collaboration with Your Housing Group and its key stakeholders; it has been a fantastic advert for regeneration and delivery of a successful mixed tenure affordable housing scheme.”
