Spectus helps social landlords tackle phase two with new Awaab’s Law guide

With just weeks to go until Phase 2 of Awaab’s Law comes into force on 30th November, window and door systems house Spectus has launched a practical guide designed to help social housing landlords, specifiers and contractors navigate the extended legal requirements.

To support the sector, Spectus’ new publication breaks down complex legislation into plain-English detailing the key facts and issues and what’s new for Phase 2.  The guide also highlights the fundamental role window and door specification has in tackling the root causes of the hazard categories, including new additions: excess cold, excess heat and falls.

From ensuring adequate ventilation via trickle vents to prevent condensation build-up, to integrating robust restrictors and appropriate cill heights for fall prevention, window and door specification is key for compliance.

“A window or door that performs properly doesn’t just reduce repair demand, it helps residents feel safe and comfortable at home,” comments Sonia Holden, Head of Commercial at Spectus.  “Phase 2 adds real pressure.  Landlords will be up against it, not just with meeting the timelines, but in terms of capacity and resource too.  As a long-established and proven social housing supplier, we have a responsibility to support them in any way we can.”

The document advises on next steps with simple checkpoints.  “There is a lot to consider with Phase 2,” continues, Sonia, “…but not everything needs to be done at once.  We’re offering clear guidance to take away the guesswork and help social landlords achieve compliance as efficiently and effectively as possible.”

This practical guidance is backed by an experienced nationwide network of Spectus Approved Commercial Partners (ACPs), trusted and proven PVC-U window and door systems and a technical team you can actually reach.
