Strata and Great Places exchange contracts to deliver affordable homes in Doncaster

Housebuilder Strata  has completed on contracts with Great Places Housing Group to deliver 53 new affordable homes at Lutterworth Drive in Doncaster, marking a step forward in the partnership between the two organisations.

The homes, which will be available for social rent, will be built on land allocated for housing in the local plan. Historically unused, the site will now be transformed into a residential community featuring bungalows, semi-detached and terraced homes, all meeting national space standards.

The 53 affordable homes will offer a mix of one, two, and three bed properties. Central open green space has been integrated to support community wellbeing, and a single-access road has been designed to create a safe and neighbourly layout.

The scheme is supported through Homes England Strategic Partnership 2 funding.

In line with Strata’s sustainability commitments, all homes will deliver improvements above the 2021 Part L Building Regulations. High-efficiency gas boilers, PV panels, and Waste Water Heat Recovery Systems will contribute to reduced carbon emissions and improved energy performance.

The surrounding area will benefit from significant contributions to support local open space, and the development has been carefully designed to blend with the established residential character of Lutterworth Drive and neighbouring communities, including Warneford House nursing home.

Construction will commence following final preparatory work, with both partners committed to delivering a high-quality, inclusive development that contributes to Doncaster’s long-term housing needs.
